LOCATION Little Dartmouth Farm sits a mile or so above the historic naval town of Dartmouth and is just a few minutes drive from the village of Stoke Fleming. The cottage itself sits at the end of a small terrace of three adjacent to the coastal path and overlooking the farmhouse and grounds. Dartmouth's array of boutiques, restaurants and tea rooms, as well as the picturesque River Dart are all accessible within a lovely 30-45 minute walk (or about 5 minutes in the car) whilst the award winning Blackpool Sands beach is just a short drive away. Woodlands Leisure Park and Dartmouth Golf and Country Club are just 3-4 miles outside of Dartmouth.VIEWS Lovely views across country fields and farmland from the rear and side of the cottage, and distant sea views from the first floor
bedrooms.ENTRANCE The main entrance leads into a tiled lobby with views over the garden. A further door leads into the open plan living area. SITTING/DINING ROOM A spacious, sunny and very well presented room with oak flooring and views across the garden. The sitting area has two three-seater sofas, table, flatscreen TV with Freeview, DVD player, iPod docking unit and wood-burning stove (logs supplied). At the other end of the room is a dining area with table and chairs to seat six comfortably. Double doors open fully to reveal a large tiled hallway off which is the kitchen, utility room, stairs to the first floor and door out to the rear garden and terrace.KITCHEN Also on the ground floor is a stylishly presented and very well equipped kitchen with tiled flooring, hand-crafted
units, granite worktops, double Belfast sink, four-ring induction hob, electric oven, integrated fridge/freezer and dishwasher. The kitchen overlooks the rear garden with farmland beyond. The adjacent UTILITY/CLOAKROOM has a washing machine, tumble dryer, Belfast sink, units and hardwood worktop. Door through to cloakroom with w.c. and wash hand-basin. BEDROOMS Three in total. The en suite master bedroom (second floor) has a King size bed, bedside units, fitted wardrobe and shelving, widescreen TV and delightful country views. The adjacent shower room has a walk-in cubicle (with large rain head and separate hand held showers), vanity unit with marble worktop, w.c. and heated towel rail. On the first floor are two further bedrooms each with views over the farmhouse grounds and
sea beyond. One bedroom is a double with wooden framed bed, bedside tables, wardrobe, drawers and chair, whilst the second is a twin with two divan beds, bedside table and drawers. N.B. All duvets, pillows, bed linen and towels (excluding beach towels) are supplied. BATHROOMS In addition to the en suite (above) is an elegantly designed family bathroom on the first floor. The bathroom has a bath and vanity unit each topped with marble, heated towel rail and w.c.OUTSIDE To the front and side of the cottage is a good-sized area of private lawn with steps down to a gate and access to the coastal path. To the rear is an area of paved terrace leading up via oak steps to a large, elevated garden with maturing shrubs, trees and Devon bank. In addition there is a sunny terrace with oak
table, six chairs and Weber barbeque. Guests of Warren Cottage are welcome to use the all-weather tennis court when available (own tennis rackets will be required).PARKING For up to two cars on the 'green' lane at the rear of the cottage.OTHER INFORMATION Beautiful oak flooring and tiles throughout the ground floor with stairs and bedrooms all fully carpeted.
